Just a few steps off the elevator and you will be in unit 907 where you will have direct, unobstructed views of the ocean from your living room, dining area, kitchen, balcony, and hallway. The view gives the feeling of being on top of the water. This unit sleeps six with one queen-bed and one full-bed in the bedroom and a sleep-sofa in the living room. The bedroom has a half-bath and there is also a full-bathroom with a bathtub and shower. The unit has undergone a complete renovation with numerous upgrades including new kitchen cabinets, new countertop, stove, dishwasher, refrigerator as well as new air conditioning units. There is a fifty-seven inch flat screen HD cable television in the living room. The unit is WiFi/internet ready and has Amazon Prime and Netflix so you can log-in and watch your favorite shows. This condo also has a high capacity full size washer and dryer ( not a stacked type unit). Most of the furnishings are also new. The kitchen has a microwave, toaster, coffee maker, Keurig coffee maker, and can opener. Plates, glasses, and cutlery are provided. Living room lamps have USB ports as does an electrical outlet in the kitchen for your charging needs. The unit has an iron and ironing board. Watch the sunrise as you prepare your breakfast and then enjoy your meal on the furnished oceanfront balcony. There is a collection of books for your reading pleasure. This unit is tastefully decorated as the owners live here a good part of the year. The building has an outdoor private pool and one assigned off street parking space. Outdoor showers are located on the swimming pool deck and on the side of the building so you can rinse the sand off your beach items. There is a ramp for wheelchair access to the elevators. The parking lot and walkways are well lit at night. The building, Sandpiper Dunes, is a mid-rise with only 11 floors and is located in central Ocean City (58th street) and close to numerous restaurants. General Policies
Minimum guest age is twenty-five years old.
The guest that signed the Lodging Agreement shall be the guest that checks-in. This guest must be at least twenty-five years old and occupying the property throughout the duration of the rental period. All occupants of the property during the rental period shall be supervised by this guest. Violation of this policy will result in denial of access, cancellation of the reservation and/or immediate removal from the property without refund.
Maximum occupancy is noted on the listing and related materials. Violation of this policy will result in denial of access, cancellation of the reservation and/or immediate removal from the property without refund.
Guest shall not host, or permit to be hosted, any parties at the property at anytime. Violation of this policy will result in denial of access, cancellation of the reservation and/or immediate removal from the property without refund.
Pets are prohibited at the property. Violation of this policy shall be grounds for immediate removal from the property without refund. Guest will be responsible for all associated cleaning costs.
No smoking or vaping is allowed on the premises. If smoking or vaping does occur on the premises, Guest will be evicted and is financially responsible for all damage caused by the smoking including, but not limited to, stains, burns and the cost of odor remediation and removal and replacement of damaged property.
Your booking includes $1000 in accidental damage coverage, however any property damage needs to be reported immediately to Coastal Life Vacations to avoid additional charges and/or legal claims.
Rental booking includes a complete linen and towel package. Guest will be responsible for supplying their own paper products, toiletries, trash bags, beach towels and beach equipment.
Cancellation Policy
All cancellations shall be in writing. Processing, management and credit card fees are non-refundable. Reservations canceled more than sixty (60) days prior to the check-in date will receive a 100% refund less aforementioned fees. Reservations canceled more than thirty (30) days prior to the check-in date will receive a 50% refund less aforementioned fees. No refunds will be provided for reservations canceled thirty (30) days or less prior to the check-in date. No refunds will be provided if Guest does not take occupancy of the Property. A transfer to another Property at Guest’s request will be treated as a cancellation. Reinstatement of a canceled Reservation is subject to an additional processing fee. The Reservation will be in effect upon receipt of initial required deposit payment and the applicable cancellation policy will apply at that time.
